As part of the landmark redevelopment of the Victoria area of London, Careys and our sister company, BDL, were contracted to deliver infrastructure, drainage, utilities, public realm landscaping, and dry lining packages. The mixed-use scheme includes offices, high-quality apartments, retail space, and an open public area.
Our team completed the successful installation of 600m of drainage and 2.8km of ducting, utilising seven drainage headings. These headings were timber-framed tunnels that run under roads and existing services at depths of 3.5m, throughout which new utilities were installed. This method enabled us to complete works without disrupting traffic or power supplies. We also installed granite-clad concrete planters with timber benches, in addition to 6500m2 of paving, using 15 different types of high-quality granite in a variety of colours, and installed a six metre high concrete wall which acted as a bespoke centrepiece water feature.
The tight site footprint and high volume of works on-site presented us with significant logistical challenges. To mitigate these, we carefully phased the works and remained in close communication with the other contractors to ensure effective and safe working on site.
In line with our ethos of delivering operational excellence, our teams implemented a series of value engineering initiatives saving time and reducing costs for our client.

We also implemented multiple value engineering initiatives throughout this project, including changes to the material use for the movement joints in the landscaping, saving time and reducing costs through quicker installation and lower material costs, and using a single layer of high-quality waterproofing instead of the double layer originally proposed by the client.
Careys also undertook minor alterations to the site’s gate and removed existing kerbing. As part of the wider scheme, BDL carried out dry lining works to the shell and core of the office buildings and retail space. These works included plastering and the installation of partitions, shaftwalls, beam encasements, fibrous plaster, as well as suspended ceilings.
