We were initially contracted to provide the utilities design and build package for water, electric and gas, whilst additional packages of work included the construction of the welfare and logistics areas that housed all the construction works and deliveries throughout the project. We then delivered sub- and superstructure packages.
Through a Pre-Construction Services Agreement (PCSA) we saved the client money by identifying and resolving potential issues early on in the project. The PCSA also prevented delays and facilitated better collaboration between all parties from the outset, allowing for better cost planning, risk management, and value engineering.
Water:
In our capacity as an accredited Self-Lay Organisation (SLO) with WIRS certification, Careys self-delivered the entire water mains scheme, including connecting onto existing Severn Trent assets that supply the new infrastructure.
Various design changes resulted from the client’s alteration to the construction methodology and we facilitated and value-engineered these in tandem with Severn Trent, drawing on our in-depth knowledge of industry requirements.
Our scope consisted of the following:
The diversion of a watermain in Franchise Street
5x connections on this water main
All testing and chlorination work
On adopting the scheme, Severn Trent stated that this was the first time they had walked an asset and found zero
defects.
Gas and electricity:
Our works involved connecting the site to an external gas main. Once we had established that link, we designed and installed a bespoke, pressure-reducing system to provide gas. Our in-house utilities team designed the High Voltage (HV) network to connect with the existing infrastructure located outside the site boundary. Working in collaboration with Western Power, the incumbent DNO, we facilitated an infrastructure upgrade to accommodate the increased electrical load requirements of the project. As part of this new HV system, we designed and installed all new cabling and four additional substations, which were subsequently adopted by a local Independent Distribution Network Operator (IDNO)
Onsite challenges:
The numerous onsite challenges we met whilst delivering the project included: • Using a vacuum excavator to expose and thread through new utilities where existing services had been left along Franchise Street • Seamlessly implementing multiple design changes to the changing scope of the development and managing the process of issuing redesigns to appropriate asset owners for approval • Installing new sewer (S106) connections to seven live foul and one surface water connection, which were subsequently adopted by Severn Trent.
